Looking to rent an apartment?

All applicants must submit a completed application form and provide:

– Valid photo identification
– Proof of income (paystubs, bank statements, W-2s, etc.)
– Landlord and employment references (if available)
– Consent to a background and credit screening

We accept a variety of documents that demonstrate consistent income, such as:

– Paystubs
– Bank statements with regular deposits
– Tax returns or W-2s
– Letters of employment or payroll records
– For self-employed applicants: business deposits, 1099s, or payment histories

We generally look for a combined monthly household income of at least 3 times the rent. For example, if the rent is $1,800/month, the household should show at least $5,400/month in income. This can be from one or multiple sources.

We understand that not everyone gets paid the same way. If you are self-employed, paid in cash, or work in informal settings, we can review alternative documents like consistent bank deposits, client payments, or other forms of income proof. Our team will work with you to understand your situation.

Yes. We run background and credit checks as part of our due diligence. We specifically look for recent evictions, violent offenses, or fraud-related crimes that could affect tenancy. Poor credit does not automatically disqualify an applicant if income is stable and the rent history is good.

We review the full application, not just the credit score. Many tenants are approved based on income and verified rent history even with low or no credit. We look at the full picture.

Some of our apartments are eligible for rental assistance programs. If you have a voucher, we encourage you to apply and note that on your application. We will verify the details with your caseworker and evaluate eligibility on a case-by-case basis.

We are committed to equal housing opportunities and consider all complete applications. If you do not have a SSN or credit history, we may request additional documentation to verify your identity and income. Reach out to our team and we’ll guide you through what to submit.

Once we receive a complete application with all documents, we typically provide a decision within 12 to 24 hours. Some applications may take longer if documents are missing or if we are waiting for references.

Application fee is $40 per adult. It covers background checks and processing. We do not charge any broker or commission fees.

If approved, you’ll receive a phone call and/or email with next steps, including the lease signing process and move-in instructions. If we need more information, we will contact you directly. If your application is not approved, we’ll let you know respectfully and promptly.
